    The impact of social housing developments on nearby property prices: A Nelson Mandela Bay Case Study

    Social housing projects often face substantial “Not-in-my-backyard†(NIMBY) sentiment and as a result are frequently plagued by local opposition from communities who argue that nearby property prices will be affected adversely by these developments. International hedonic pricing studies conducted have, however, produced mixed results with some concluding that social housing developments may in fact lead to an improvement in surrounding property values. There is, however, a paucity of South African evidence. This study considers the validity of the most pervasive NIMBY argument, the claim that social housing developments negatively affect nearby property values, by considering the property prices of 170 single-family homes in the Walmer neighbourhood, Nelson Mandela Bay, as a function of their proximity to an existing low-cost housing development. The results of this study indicate that in the case of one Nelson Mandela Bay low-cost housing development, a negative impact is exerted on the property values of nearby houses.

    The Value of the Trout Fishery at Rhodes, North Eastern Cape, South Africa, A Travel Cost Analysis Using Count Data Models

    The National Environmental Management: Biodiversity Act, no.10 of 2004) makes provision for the presence of alien trout in South African waters by means of a zoning system, partly in recognition of the significant income generating potential of trout fishing in South Africa. This paper reports the first formal recreational valuation of a trout fishery in South Africa, the one in and around Rhodes village, North Eastern Cape. The valuation is carried out by applying the individual travel cost method using several count data models. The zero truncated negative binomial model yielded the most appealing results. It accounts for the non-negative integer nature of the trip data, for truncation and over-dispersion. The paper finds that in 2007 consumer surplus per day visit to the Rhodes trout fishery was R2 668, consumer surplus per trip visit was R13 072, and the total consumer surplus generated was R18 026 288.

    Measuring the indirect costs associated with the establishment of a wind farm: An application of the Contingent Valuation Method

    Although a green energy source, the location of electrical generating windmills may cause a disamenity effect (negative externality). The establishment of a wind farm is known as a locally undesirable land use (LULU) and leads to the not-in-my-backyard syndrome (NIMBY). In an application of the contingent valuation method, a willingness-to-accept framework was used to estimate the aggregate annual compensation required to allow the construction of a wind farm near Jeffrey’s Bay, South Africa. This compensation amounted to R490 695. A binary choice logit analysis found that retirement status, concern about climate change, concern about view-shed impacts and the offer amount are important predictors of voting for or against the project.Contingent Valuation Method, indirect cost, wind farm

    Published ArticleAlthough research has been conducted in the field of Acoustic Doppler Borehole Flowmeters (ADBF), it has been focused on point source of flow and three dimensional borehole flow techniques. However as of yet, no studies have been conducted on the possible use of Acoustic Doppler Borehole Profiling (ADBP). This technique of borehole flow measurement is possibly a revolutionary concept in how vertical flow in a borehole is measured. It makes use of a single inexpensive transducer that can float on the surface of the water in a borehole and use Acoustic Doppler techniques to profile the flow in a borehole. No complicated and expensive flow probe winching systems will be required. Another added benefit of the ADBP will be the non-evasive technologies that comprise its design. Current borehole flow probes are required to be present at the point of flow measurement in the borehole. The presence of the probe inadvertently alters the flow in the borehole by adding resistance to the flow in the borehole. Under stressed or pumped flow tests these flow resistance effects cause sufficient pressure gradients at the flow sensors to divert part of the flow away from the sensor. This causes erroneous readings of flow as a part of the flow in the borehole is not accounted for. In ADBP the sensor is not physically present at the point of flow being read. This makes the ADBP technique of borehole flow measurement far more representative of the natural flow conditions in the borehole under ambient and stressed conditions

    Estimating the recreational value of freshwater inflows into the Klein and Kwelera estuaries: An application of the zonal travel cost method

    This study estimates the change in aggregate consumer surplus associated with increased freshwater supply into two South African estuaries, namely, the Klein and the Kwelera. The estimation entailed the application of a contingent behaviour, single-site Clawson-Knetsch travel cost model. The value estimates derived reflect the benefit of improved freshwater supplies into the estuaries in question over the status quo. In a survey, a questionnaire was administered face-to-face to 240 households at the Klein Estuary and 231 households at the Kwelera Estuary during the period between December 2005 and April 2006. It was deduced that in 2006 the marginal recreational value of freshwater inflow into the Klein Estuary was 5.7 cents/m3 (ZAR0.057/m3) and into the Kwelera Estuary 1.1 cents/m3 (ZAR0.011/m3).Keywords: estuary, water abstraction, revealed preference, single-site, travel cost method, freshwater inflow

    Home ground advantage - fact or fallacy? A comment on the 2004 Super 12 rugby competition

    Objective. The aim of this study was to determine whether there was an advantage to playing at home in the 2004 Rugby Union Super 12 competition. The question was relevant because this unusual competition involved travelling across time zones during the competition, potentially negating any home ground advantage caused by fatigue from travel and changing time zones. Main outcome measure. The mean points difference (points for the team minus points against the team) for ‘home’ and ‘away’ fixtures was calculated for each team before the semi-final stage of the competition. Result. Combined results for all 12 teams showed that the points difference was positive and significantly greater at ‘home’ than ‘away’ fixtures (7.4 ± 6.9 points v. -7.4 ± 7.9 points, home v. away) (p < 0.05). Conclusions. The combined mean positive points difference at home indicates a home ground advantage, and that on average teams scored more points than their opposition when playing at home. This has implications for the ‘fairness’ of the competition as 6 teams had 6 home matches whereas the other 6 teams had 5 home matches in the 2004 Super 12 competition

    A demand-based management option to address boat congestion at the Sundays River Estuary, Eastern Cape, South Africa

    The Sundays River Estuary situated in the Eastern Cape is an example of a South African Estuary experiencing congestion externalities, mainly vis-à-vis motorised boat use. This paper employs a choice model to estimate people’s preferences for less boat congestion on the Sundays River Estuary. The results show that visitors to the estuary are willing to trade off a levy of ZAR 35/a (in addition to what they already pay) for a reduction of boat congestion during peak periods (only).     Travel fatigue and home ground advantage in South African Super 12 rugby teams

    Objectives. Studies have shown the existence of a significant home ground advantage in a range of sports. The aim of this study was to determine whether home performances of the South African teams during the 1996 - 2005 seasons were different before touring to Australia and New Zealand, compared with the home matches played after the 4 - 5-week tour. The question was relevant because this competition places unusual demands on the players. For example, the duration of the tournament is 12 weeks, during which time the South African teams travel across 37.3 ± 2.5 time zones as they play 11 matches. Therefore, any home ground advantage may be negated by travel fatigue. Outcome measures. The mean points difference was calculated for home fixtures for four South African teams both prior to and following touring during the competitions from 1996 to 2005. Play&#8209;off matches were excluded from analysis. Performance was defined as a positive points difference (points difference = points ‘for' minus points ‘against'). Results. The first finding of the study was that a home ground advantage did indeed exist for all the teams during the tournament (points difference of 6.6 ± 17.4 (N = 664 matches) home vs. -6.8 ± 17.3 points away (N = 656 matches) (p < 0.05). There was no difference between the mean ‘home' points difference for all the South African rugby teams either before (1.9 points, N = 96 matches) or after (2.3 points, N = 107 matches) touring overseas in the Super 12 competition. More specifically certain variables that could be attributed to differences in consumer behaviour were investigated. Mature female clothing shoppers were segmented as clothing moderates, clothing enthusiasts and the clothing unconcerned. These three cluster groups significantly differed regarding clothing involvement, clothing orientation, activities, interests, opinions, family orientation, needs and media usage. No significant differences were found among the three groups regarding evaluative criteria for clothing and clothing store attributes. Profiles of the clusters were developed, along with applicable marketing implications. Recommendations for further research are made.Hierdie studie is onderneem ten einde die vroulike kledingverbruikers van 55 en ouer te tipeer. Die veranderlikes wat 'n bydrae kon lewer ten opsigte van die verskille in verbruikersgedrag is ondersoek. Die drie groeperings verskil beduidend van mekaar ten opsigte van die volgende veranderlikes naamlik: kleding-betrokkenheid, kleding-oriëntasie, aktiwiteite belangstellings, opinies, familie oriëntasie, behoeftes en media gebruik.     Improving navigability on the Kromme River Estuary: A choice experiment application

    Navigation of estuaries is a vitally important aspect of boating recreation in South Africa and elsewhere. This paper uses a choice experiment to estimate recreation values of the Kromme River Estuary, a popular estuary along South Africa’s east coast. This valuation methodology allows for the identification of preferred management strategies through the trade-offs made by estuarine recreational users. It is found that the level of navigability is the most important predictor of user choice, and argued that more attention needs to be paid to options for improving navigability and methods to fund these interventions.
